From the plot to a timber-frame house in one season.

The walls, floors and trusses take shape in our hall while the foundation cures on the plot. Assembly takes a few days, the house is closed after about two months and has its plaster, screeds and facade after about four. That is the state we hand houses over in; the interior finishing you plan your own way.

Prefabrication

The house takes shape in the hall before it stands on the plot.

The design comes first: yours or ours. Then every element of the house goes through the CNC machine and the assembly table before it sees the plot. That is why assembly is counted in days, not months.

    The design: yours or ours

    You can also come with a ready design, even a masonry one: we recalculate it for the timber frame. If you do not have one, our studio designs it. From the building design come the shop drawings: every wall, stud and opening has its own drawing and number.

    Cutting on the CNC

    C24 timber from our stock goes to the CNC machine, which cuts out every element to the shop drawings: length, angles, notches, holes. No saw on site and no misread tape measure.

    Walls on the table

    The numbered elements are assembled on the table into walls, floors and trusses: the frame, the insulation, the sheathing, the membranes, the window openings ready. Under a roof and dry, whatever the weather.

    Transport and assembly

    The finished elements travel to the plot in the order of assembly. A crane sets them on the foundation, the crew bolts and levels them. After a few days the house has its walls, floor and roof.

Four months, stage by stage.

Scroll, and the counter shows which month the build is in. The times are typical for a house of about 140 m² and count from the start of our work on site, once the foundation is ready; the exact dates are set with the contract, planned together with our other builds. Every choice, from the windows to the facade, is settled when the contract is signed; the stages show when each comes onto the site.

  1. 01month 1On site

    Foundation

    The foundation is on your side, to your house's design (ours, if we designed it): a slab on insulation or strip footings with a foundation wall, depending on the ground. The walls arrive from the hall to the centimetre, so we check its dimensions before production starts.

  2. 02month 1Studio

    Shop drawings

    While the foundation grows on the plot, the studio draws every wall, floor and truss: sections, openings, element numbers and the data for the CNC machine. We also check the foundation's dimensions before production starts.

  3. 03month 1In the hall

    Walls in the hall

    The elements from the CNC machine are assembled on the table into walls, floors and trusses: a C24 timber frame, insulation, boards, membranes, the window openings ready. Under a roof and dry, so the date does not depend on the weather.

  4. 04months 1–2On site

    Assembly

    The elements arrive on the plot in the order of assembly. A crane and our crew put up the walls, the floor and the trusses in a few days. After a few days the house has its shape and the windows show what the visualisation promised.

  5. 05month 2On site

    Roof

    On the trusses go the membrane, the battens and the roofing: Bratex or Budmat steel in the profile and colour you chose. Gutters, flashings and roof windows, if the design has them.

  6. 06month 2On site

    Closed shell

    Windows and exterior doors go into the ready openings. From now on the house is tight and the work inside does not depend on the weather.

  7. 07months 2–3On site

    Systems and insulation

    Electrics, water, drains, ventilation (with heat recovery if the design has it), heating. Then we blow the insulation into the roof and the ceiling, as the walls arrive from the hall already insulated: no cutting and no gaps.

  8. 08months 3–4On site

    Developer standard

    Plasterboard, plaster, screeds, window sills, the facade. This is the state we hand the house over in: the floors, the bathrooms and the interior doors remain, and you plan them your own way.

    A finished house.

    Developer standard, handover with a protocol, the keys and a 5-year warranty on the whole house.

    Dry

    Timber in the hall does not get wet. A wall that never stood in the rain does not have to dry before we close it.

  2. 02

    To the millimetre

    An assembly table instead of a trestle on site: square corners, window openings to size, sheathing screwed at a constant spacing.

  3. 03

    Two things at once

    The foundation cures on the plot while we draw the shop drawings and assemble the walls in the hall. Almost a month nobody has to wait out.

  4. 04

    Briefly on site

    A few days with a crane instead of months of scaffolding. Less mud, less noise, fewer visits from the neighbours.

The table shows the typical split; the exact scope is written into the contract, with brands and models. The foundation you prepare on your side, to your house's design. We do not do turnkey finishing at the moment: the floors, the bathrooms and the interior doors you plan with your own crew.

We do not quote a price per metre, because it depends on the design, the standard and the plot. Mark what you plan and an advisor first calls to ask about the details, then works out a range and a free slot in the hall.
