We design, make and build. Since 2000.
Domy Pasywne AS is a company from Góra Motyczna near Dębica: a design studio, a prefabrication hall, our own assembly crews and three branches with materials. We build timber-frame houses, energy-efficient and priced without hidden costs, in Poland, Slovakia and Germany.

Under one roof
Six things we do ourselves.
We do not hand the design to one company, the production to another and the assembly to a third. From the drawing to the last wall one company answers for it, so when something does not fit, there is nobody to blame but us.

We are an official distributor of STEICO, Södra and Bratex. C24 timber, boards, insulation, membranes and steel, Budmat too: from stock, in three branches and in the online shop.

What we do not do
- The foundationThe foundation you prepare on your side, to your house's design (to ours, if we designed the house). We check its dimensions before the walls go into production.
- Turnkey finishingWe hand the house over at the developer standard. The floors, the bathrooms and the interior doors you plan with your own crew.
The name obliges
Why “Passive Houses” when we build energy-efficient ones?
The passive standard is our point of reference: 15 kWh per square metre a year and an airtightness n50 below 0.6. A house that meets it costs more than most families want to spend, though, and demands discipline at every stage of the build.
So we build energy-efficient houses, around 65 kWh per square metre a year: vapour-open walls, blown-in insulation, heat-recovery ventilation. A 140 m² house in this standard needs about 9,100 kWh of heat a year. If you want to reach the passive standard, we will work it out and tell you honestly what it costs.
