The build and its dates
Usually about two months to the closed shell and about four to the developer standard, counted from the start of our work on site, once the foundation is ready, for a typical house of about 140 m². The walls, floors and trusses take shape in the hall while the foundation cures, and the assembly itself takes a few days on site. The exact dates are set with the contract, as we plan them together with our other builds.

More: House buildingThe foundation you prepare on your side, to your house's design (ours, if we designed it): a slab on insulation or strip footings with a foundation wall, depending on the ground. Before the walls go into production we check its dimensions, because the elements from the hall arrive to the centimetre.
More: House buildingYes, thanks to prefabrication: the walls take shape in the hall, so the weather does not stop production. Assembly on site is possible in the cold months too, as long as the foundation is ready. Only the wet work waits for plus temperatures: the screeds, the plaster and the facade.

We also build elsewhere in Poland, in Slovakia and in Germany. The further from the hall, the more the transport of the elements and the crew's travel cost; we work it into the quote.

Costs
We do not give one price per metre, because two houses of the same size can differ by tens of percent: the design, the standard, the roof, the windows, the plot. Mark the standard, the size and the date in the quote request and an advisor comes back with a range for your design.

The developer standard: the insulation, the systems, the heating, the boards, the plaster, the screeds and the facade. More: House buildingWe build to the energy-efficient standard, around 65 kWh per square metre a year. A 140 m² house therefore needs about 9,100 kWh of heat a year. Work out your own house in the calculator: you enter the floor area and the price of heat.

The biggest difference is in running costs: for as long as you live there, our houses are far cheaper to heat than brick ones. On top of that the build takes months instead of years, and a wall of the same insulation is thinner, so the same footprint leaves more floor space.

The timber-frame house
Usually it is the same technology, a timber frame, divided up differently. A modular house leaves the factory as finished boxes, so transport limits its width and shape. Our timber-frame house is made in the hall as walls, floors and trusses that we put together on the plot in a few days: the shape and size follow the design, not the trailer. We do not build modular houses.
More: House buildingYes, for as many generations as a brick one, if it is built of dry, graded C24 structural timber and has vapour-open walls that let moisture out. Timber-frame houses in Scandinavia and North America have stood for over a hundred years. It is one of the myths we take apart in the knowledge base.
More: Knowledge baseThe structure is enclosed in boards and wood-fibre insulation, which do not burst into flame but char slowly and keep their strength for a long time. The fire resistance of the walls is confirmed by the makers' tests; a video of a fire test on a STEICO board is in the knowledge base.
More: Knowledge baseWith STEICO wood fibre blown into the walls, the roof and the ceiling, with no polystyrene and no foam. The walls are vapour-open. Our premium wall has a U-value of 0.119 W/(m²·K) against a requirement of 0.20, the roof 0.132 against 0.15. All the build-ups with the numbers from the reports are on the cross-sections page.
More: Our wall systemsThat the walls are vapour-open: water vapour passes outward through the layers of the wall instead of stopping inside it. That is not the same as a leaky house. Airtightness comes from membranes and tapes, and a blower door test can check it.
More: Our wall systemsWe do not build certified passive houses; the passive standard, 15 kWh per square metre a year and an airtightness n50 below 0.6, is our point of reference. We build energy-efficient, around 65 kWh, because such a house can be built on a sensible budget. If the passive standard matters to you, we will work it out and tell you honestly what it costs.

No. Our studio does the concept, the building design and the permit. If you have a ready design, masonry included, we recalculate it for the timber frame, structure included.
More: ArchitectureUsually yes. The layout and the shape stay, the structure changes: wall thicknesses, floors, the roof structure. The structural engineer recalculates the design for our system and prepares the shop drawings.
More: StructureThe office has 65 days by law to issue the decision, counted from a complete application, and the decision becomes final two weeks later. Meanwhile we prepare the shop drawings and book a slot in the hall, so the work starts right after.

Materials and services
Yes. We are an official distributor of STEICO, Södra and Bratex. C24 structural timber, boards, STEICO insulation, membranes, screws and Bratex and Budmat roofing you can buy in three branches and in the online shop, with an indicative price on the spot. The advisors help work out the quantities from the design.
More: Online shop (opens in a new tab)Yes, with our own machine: into attic floors, roofs and walls. The ceiling over the top floor usually takes one day. The calculator on the insulation page tells you how much material is needed and how much you can save.

We design and make trusses joined with certified nail plates, for houses, halls, shelters, livestock buildings and public buildings, with spans up to 15 metres, or up to 20 on special request. From the quote to assembly it usually takes 1 to 3 months, depending on how many orders are in. A roof plan is enough to get a quote.
More: Roof trussesSteel by Bratex, whose official distributor we have been from the start, and by Budmat: modular and cut-to-size roof tiles, flat sheets, standing seam and trapezoidal, with gutters and flashings. The warranty depends on the coating, up to 75 years. The advisors in three branches sell it.
